We provide certified real estate appraisal services for a variety of needs including estate planning, divorce, tax appeal, bankruptcy, FSBO transactions, financial planning, PMI removal, and more across Lincoln, Sacramento, and the greater Northern California region.

3. Service Requests and Appraisal Orders
When requesting an appraisal, you agree to:

Disclose any known issues that may affect the property’s condition or value
Pay for the services as agreed upon, including any applicable rush fees
Allow reasonable access for the inspection at the scheduled time
All appraisal services are performed in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and by certified professionals licensed in the State of California.
4. Payment Terms
Appraisal fees will be confirmed and agreed upon before any services are rendered. Payment may be due upfront or upon delivery, depending on the assignment type. Rush and super-rush orders may incur additional fees.
We accept payments via invoice, credit card, or other methods as communicated during booking.
Non-payment may result in cancellation of service, withholding of the completed report, and potential legal action to recover unpaid fees.
5. No Guarantees or Property Outcomes
Our appraisals represent a professional opinion of value based on current or retrospective market conditions, property condition, and available data. We do not guarantee that a property will sell for the appraised value or that lenders, courts, or other third parties will accept the appraised value as binding.
Clients are responsible for their own decisions regarding buying, selling, or financial use of a property following receipt of our appraisal report.
6. Cancellation & Refund Policy
Cancellations must be made at least 24 hours in advance of a scheduled inspection to avoid a cancellation fee.
If the appraiser arrives on site and cannot complete the inspection due to lack of access or incomplete information, a trip charge or partial fee may still apply. Once the appraisal inspection has been completed, fees are generally non-refundable due to the work already performed.
